Cost & Budgeting
-
Nevada law restricts pool contractors from directly offering, underwriting, or providing financing for pool construction or remodeling to prevent conflicts of interest. Under NRS 624.950, contractors cannot act as a lending institution. However, pool contractors often partner with an approved third-party lender to assist homeowners in securing funding for remodels. Paragon Pools’ approved financial institutions are Viking Capital, HFS and Lyon Financial. Financing https://www.paragonpoolslv.com/financing
Other options include: a home-equity loan, cash-out mortgage refinance, or unsecured personal loans.

A full pool remodel in Las Vegas that includes new interior finish, new tile, new lights and new equipment typically runs $25,000–$75,000+ depending on scope. A basic refresh (replaster + tile) might run $20,000–$40,000. The Paragon Pools Team will conduct an on-site review of the project to provide a detailed estimate. Contact Us
-
Resurfacing runs $5,000–$25,000 depending on pool size and finish chosen. Basic white plaster is the most affordable; pebble and quartz finishes cost more but hold up significantly better in Vegas's hard water and intense UV environment.
-
Replastering a standard 12x24 pool runs $5,000–$8,000 for basic plaster. Most Vegas pool pros will steer you toward upgraded finishes (Pebble Tec, quartz aggregate) since standard white plaster typically only lasts 5–7 years here due to the hard water and sun. Due to the hard water and intense sun in the Las Vegas area, Paragon Pools recommends up-graded finishes to extend the longevity of the finish.
-
In almost all cases, renovating is significantly cheaper than replacement, which can cost $50,000–$100,000+ when you factor in demolition, permits, and new construction. Unless the pool has major structural failure (severe cracking, shifting due to soil movement), renovation is the smarter financial decision in Las Vegas. Paragon Pools will evaluate the project to provide expert advise regarding renovating or completely replacing the pool.
-
Yes, more so than almost anywhere in the country. In Las Vegas, a well-maintained pool can add 7–15% to home value and is often considered a near-necessity for buyers in the luxury and mid-range markets. An outdated or deteriorating pool, however, can actually hurt resale value, making a renovation or remodel is a strong return on investment strategy before listing.

A pool or spa renovation will enhance the exterior ambience as well as your lifestyle, creating a more inviting space. But, pool renovations are a unique challenge, there can be a lot of unknowns when delving into the project’s pool shell, equipment, plumbing, and electrical elements.
Homeowners can minimize their frustration by being prepared and taking time to evaluate their project. Here are 10 tips to help with the process.
1. Confirm the year the pool was constructed. If the pool is more than 10 years old… you could benefit from a pool renovation. New pool technology can reduce energy consumption, deliver better water quality, and improve safety. And, the pool will likely need to be updated with current mandated safety drains and devices.
2. Evaluate the current condition of your pool.
· Is the interior finish chipped or stained?
· Do you have missing, cracked, or calcified tile?
· Are the water features and fire elements inoperative?
· Is the deck discolored, uneven, or chipped?
· Are you having a challenge with water chemistry?
3. Consider these pool amenity options.
· Interior finish: pebble and glass bead finishes come in a variety of textures and hues.
· Pool tile lines have expanded to include large and small format tiles, and mosaics in ceramic, porcelain, and glass.
· Decking options include natural stone, porcelain, and travertine pavers.
· LED color lights can easily be retrofitted into existing niches, to add color and reduce energy use.
· Fire features add a dramatic visual and warmth to the setting.
· Modern water features can provide movement and soothing sounds.
· Solar heating will extend the pool season.
4. Ascertain the primary purpose of the pool. Your needs and activities may have changed over the years and if the current pool does not fulfill those functions, you have options.
· Do you lack in-pool seating for your family and guests?
· Have you dreamed of lounging on a wet deck?
· Would you love to have a swim-up bar?
5. Ponder the overall function of the entire outdoor space.
What else will go in the yard? A play area for the kids, a putting green, entertainment area, landscaping, covered patio, fire pits, outdoor kitchen, or lounging space. Including these into the renovation project design will bring harmony to the exterior setting.
6. Decide if a spa is part of the renovation project. Spas provide year-round enjoyment as well as hydrotherapy benefits.
7. Consider upgrading the equipment. Replacing older equipment with state-of-the-art options along with remote smart phone apps will improve the functionality of the pool, reduce energy consumption, decrease chemical use, provide better water quality, and minimize maintenance.
8. Review the style of the pool. Most pool renovations do not intervene on the current style of the pool. Changing a geometric pool to a freeform (or vice versa) will require an added financial investment in the project. But that’s not to say it can’t be achieved. However, another option is to change the interior configuration by adding a wet deck, floating decks, or more seating space around the pool.
9. Determine a realistic budget based on your wish list. Depending on the extent of the renovations, investments into the project can range from $30,000 upwards of over $150,000.
10. Search for a qualified, credentialed, and licensed pool contractor that is a Master at Pool and Spa Renovations. The Designer will use their experience, talent, and skills to merge your desires to craft a renovation that complements your lifestyle.

Introduced in the 1990s, the CBP Certified Building Professional® program is recognized as one of the premier certifications offered by the Pool & Hot Tub Alliance. To qualify, candidates must have a minimum of five years of professional experience in the pool and spa construction industry before becoming eligible to pursue the credential.
The CBP certification is based on a comprehensive body of knowledge covering the technical, safety, and business aspects of pool and spa construction, including concrete, vinyl liner, and fiberglass pool systems. The program also emphasizes adherence to national codes and standards, ethical business practices, and professional experience. Candidates must successfully pass a proctored examination administered by a third party.
For consumers, working with a Nevada contractor who is both QE licensed and CBP certified means hiring a credentialed expert whose experience, technical knowledge, and ethical business practices have been verified by two sources, helping ensure pools are of superior design, built to code, and professionally managed from start to finish. Joe Sr and Joe Jr are both QE licensed and certified CBPs.

Timing & Process
-
A basic replaster and tile job takes 1–2 weeks. A full remodel with decking, equipment, and features can take 4–8 weeks. Permitting can add time, Clark County and city municipalities require permits for structural changes.
-
It depends on the scope. Cosmetic work (replastering, tile replacement, equipment swaps) generally does not require a permit. Structural changes, adding a spa, changing the pool shape, adding a retaining wall, or major electrical work typically do require permits from Clark County or the relevant city (Las Vegas, Henderson, North Las Vegas each have their own building departments). Paragon Pools will advise you prior to starting the remodeling project.
-
October through February is ideal. The mild weather is perfect for construction and cure times, contractors are generally more available, and you'll have the pool ready for the spring/summer swim season. However, if the pool is unusable, starting the project immediately will get you swimming sooner.
-
Typically 7–14 days, though this varies by finish type and contractor. During this period, the pool goes through an important startup chemistry process to properly cure the surface. In Las Vegas, the chemistry startup is especially important given the hard water, an improper startup can lead to premature calcium scaling on the new surface.
Aging Pool Problems
-
Key signs in a Las Vegas pool: rough or sandpaper-like surface texture (etching from hard water), visible staining that won't clean off, visible cracks or chipping, water that feels harsh on skin, or difficulty maintaining water chemistry. Most Vegas pools show these signs within 5–8 years of the last plaster job.
-
Structural cracks (cracks that go through the shell, cause water loss, or are wider than a hairline) need immediate professional evaluation. In Las Vegas, soil movement and expansive soils in some neighborhoods can cause genuine structural issues. If the shell is fundamentally sound, repair and renovation is an option. Full replacement of the shell is warranted when severe structural failure has occurred.
-
First, confirm it's actually a leak and not evaporation — Las Vegas pools can lose 1–2 inches of water per week to evaporation alone in summer, which is far more than most climates. The "bucket test" helps distinguish evaporation from leaks. If it is a leak, a professional leak detection service can pinpoint the source (common culprits: return lines, skimmer, light niches, or main drain). Repair costs vary widely by location and severity — from a few hundred dollars for a fitting to several thousand for a main drain repair.
-
Very common in Las Vegas due to the extreme temperature swings and expansive soils in parts of the valley. Hairline cracks in concrete are often cosmetic and can be sealed. Larger or growing cracks may indicate soil movement and need to be evaluated. When renovating the deck, switching to pavers eliminates the cracking problem entirely since they flex and move with the ground rather than cracking.
Resurfacing & Plaster
-
More often than most places, every 5–8 years for standard plaster, and 10–15+ years for pebble or quartz finishes. Las Vegas's hard water (very high calcium and mineral content) and 300+ days of intense sun accelerate surface deterioration faster than in most U.S. markets. Water chemistry is extremely important, maintaining good water chemistry will extend the longevity of any interior finish.
-
Standard white plaster: 5–7 years. Quartz aggregate: 10–12 years. Pebble finishes (Pebble Tec, Pebble Sheen): 15–20 years. The hard water in the Las Vegas Valley is the #1 enemy of pool plaster, it causes etching, staining, and roughness much faster than in soft-water regions.
-
Pebble finishes are widely considered the best choice for Las Vegas. They resist the hard water, handle UV exposure well, and maintain their appearance far longer than plaster. Quartz aggregate is a solid mid-range option. Paragon Pools recommends an upgraded interior finish from white plaster.
-
This is very common in Las Vegas. Minor crazing (surface cracks) is often cosmetic and can be addressed at the next resurfacing cycle. Larger structural cracks need to be evaluated by a pool professional, they could indicate settling or soil movement, which does occur in parts of the valley. Don't ignore active leaks, as water loss is a serious concern given Southern Nevada Water Authority (SNWA) conservation requirements.
-
Pebble Tec wins decisively for Las Vegas. It holds up to the UV, handles the mineral-rich water far better, stays cooler to the touch than standard plaster, and maintains its appearance significantly longer. The higher upfront cost is offset by its much longer lifespan in desert conditions. Paragon Pools recommends PebbleTec finishes over white plaster.
Tile & Coping
-
Waterline tile replacement typically runs $1,500–$5,000 for a standard pool, depending on tile type and linear footage. Porcelain and glass tiles are popular choices. Glass tile is especially popular in Vegas for its look but is at the higher end of the price range.
-
Replace coping when you notice cracking, lifting, or separation from the pool shell, all of which are common in Las Vegas due to extreme temperature swings (it can go from 115°F summers to near-freezing winter nights). Damaged coping can allow water intrusion behind the pool shell, causing more serious structural issues over time.
-
Porcelain and glass tiles perform best in Las Vegas. They resist fading, handle UV well, and are less porous than ceramic. Avoid tiles with a high absorption rate — the freeze/thaw cycle in Vegas winters (yes, it does freeze occasionally) can crack porous tiles. Darker tiles can fade over time in intense sun, so UV-resistant glazing matters.
-
This is one of the most searched pool problems in Las Vegas, and for good reason. The valley's water is extremely hard (high calcium hardness). Options include: acid washing (effective but harsh on surfaces), bead blasting (the most popular professional solution in Vegas — removes calcium without damaging tile), or pumice stone scrubbing for minor buildup. Most Vegas pool owners deal with this every 1–3 years. Keeping your calcium hardness and pH balanced is the best prevention.
Equipment Upgrades
-
Absolutely yes. Variable speed pumps can reduce energy consumption by up to 90% compared to single-speed pumps. In Las Vegas, where pools often run year-round and NV Energy rates can be high, the energy savings are significant — most homeowners recoup the cost within 1–2 years. Nevada also has utility rebate programs that can offset the cost.
-
Las Vegas winters are mild but can dip into the 30s overnight from December through February. Paragon Pools recommends solar heating, Gas heaters or a combination of the two for heating a pool.
-
Gas heaters: $5,000 installed. Adding a pool heater is not just the equipment cost, it also requires permitting, plumbing and electrical connections. Solar heating systems: $5,000–$10,000 installed. Given Vegas's abundant sunshine, solar is a compelling long-term investment.
-
Conversion typically costs $1,500–$3,500. However, advances in technology have improved water sanitization systems replacing saltwater devices with the UV/O3 option reducing chlorine use and producing silkier water. Paragon Pools recommends the installation of UV/O3 for all new pools and renovation projects. UV/O3 video
-
LED pool light replacement runs $1,000-$1,500 per light installed. It's one of the most cost-effective upgrades available, LEDs use about 75% less energy than incandescent lights, last far longer, and many systems offer color-changing options that are very popular in Las Vegas's entertainment-oriented pool culture. In Vegas's sun-soaked environment, nighttime pool ambiance is a major lifestyle feature. Paragon Pools LEDs of choice is the Jandy watercolor LED lights.
Adding Features
-
Adding an attached spa to an existing pool runs $50,000+ depending on size and features. This is a very popular upgrade in Las Vegas — the spa extends usability into the cooler winter months and adds significant entertainment value and resale appeal.
-
A basic water feature will start at the $3,000–$10,000 range. More elaborate water features, grottos or custom rock waterfalls can reach $15,000–$40,000+. Water features are extremely popular in Las Vegas's resort-style pool culture and also provide a secondary benefit: the water movement helps with evaporation management and aeration. Water feature remodel video
-
New pool decking runs $5,000–$20,000+ depending on material and square footage. Pavers, cool deck, and stamped concrete are the most common choices in Las Vegas.
-
This is a critical question in a city where ground temperatures can exceed 150°F in summer. Porcelain pavers are widely considered the best option — they stay noticeably cooler than concrete, look beautiful, and handle Vegas's climate well. Kool Deck (cool deck) is a popular budget-friendly option that reflects heat effectively. Standard concrete gets dangerously hot and is generally not recommended. Avoid dark-colored materials entirely.
-
Adding a tanning ledge to an existing pool is a more involved renovation that requires the expertise of a licensed pool contractor typically runs $5,000–$15,000. It's one of the most requested pool additions in Las Vegas right now — the shallow ledge lets you lounge in just a few inches of water, which is perfect for the extreme Vegas heat and for families with young children. As a licensed pool professional, Paragon Pools takes into consideration such elements as: the size and layout of the pool, plumbing and electrical aspects as well as the existing interior finish.
